Inspect Twice a Year

A frequent inspection is the most important preventative maintenance measure you can take to ensure your roof lasts for a long time. You should check your roof a minimum of twice a year, in early spring and late fall. While it is always best to schedule a licensed contractor to perform this inspection, there are a number of things a homeowner can do on his own. Avoid walking on the roof. When possible, use a ladder to visually check for loose, damaged or missing shingles. Binoculars come in very handy for this step! Look for curling or fraying at the edge of shingles. Check for gaps or cracks in the flashings around vents, skylights or chimneys. Check the fascia boards at the edge of your roof, especially near joints. "Soft" or rotted boards are an important indicator of possible roof leakage. Check the inside of your attic for water stains.

Algae, Moss, Mildew

black algae on roofIn addition to looking bad, algae, moss and mildew can trap moisture and shorten the life of your roof. Soaking the affected area with a diluted chlorine bleach solution, then pressure washing can be effective in removing these damaging growths. To prevent shingle damage it is recommend to use a pressure washing contractor that specializes in this type of removal.

Copper or Zinc strips can be effective in preventing black algae from forming in the first place. Install these metal strips as high up on the roof as possible. Each time it rains, small amounts of copper or zinc will wash down the roof and poison the algae.
